Hunsett Mill is a completely unique property. Approached from a private road and set in an area of outstanding natural beauty with a tranquil bend in the River Ant to the front (a tributary of The Broads) and surrounded by stunning water meadow, it marries brilliant contemporary design with traditional Norfolk architecture beautifully. This extraordinary building is unlike anything else we have to offer at Norfolk Hideaways. Inside it is both exciting and comfortable, the whole building is designed to let as much of the outside ‘in’ as possible, huge windows and galleried landings give a feeling of space and light, whilst comfortable furnishings and well thought out living areas make the house both welcoming and practical.

The renovation and extension of the mill keeper’s cottage was shortlisted for the “Structural Awards 2009” as one of the projects with the most innovative structure in the category “Residential Structures” by the Institution of Structural Engineers

Hunsett Mill’s sustainability was shortlisted for “Making Sustainable Development Happen” award 2009 as one of the 5 most sustainable projects with a budget under £2m by the UK Green Building Council and Building Magazine

Accommodation

Ground floor:

Kitchen / Diner: A very contemporary kitchen, a central breakfast bar and wall of windows looking out to the windmill mean the room is full of light. There is a full height fridge, integrated grill & fan assisted oven with shoulder level integrated microwave, induction hob & extractor, sink and integral dishwasher with grey marble work surfaces and plenty of cupboard space. There is a door off to the Utility Room/Boot Room where there is a washing machine, tumble dryer secondary full height fridge/freezer, sink and plenty of space to store boots and coats.

Open Plan Sitting Room / Dining Room: Surrounded by wood and glass this living area works beautifully. There is a central fireplace with glass on either side to provide cosy warmth in the winter, which also serves as a divide between living and dining areas. The sitting room comprises large 3 sweater and 2 sweater sofas, armchair and 3 occasional tables. There is a large flat screen TV with satellite free view, DVD player and lots of books and games to choose from. The Dining area has a large dining table with 8 chairs and a desk.

Snug: Moving in to what was the original cottage there is a snug with a 2 sweater sofa (double sofa bed), 2 occasional tables with lamps, standard lamp, sideboard and TV with DVD player. The original Norfolk Winder staircase leads upstairs from this room to the single above.

Cloakroom: WC & wash hand basin

First floor:

Master Bedroom: In the original part of the house with two large windows looking out over the River Ant and the windmill this very light and airy room has a king size bed, bedside tables with lamps, full length mirror and chest of drawers.

Single Bedroom: Still in the original part of the house this room also has dual aspect windows, one looking out over the water and the other to the side the water meadow. There is a single bed, chest of drawers, side table with lamp and wardrobe.

Shower Room: Tiled to ceiling height in marble this room has a beautiful view out over the water meadows. There is a sink beneath the window, bespoke backlit mirror, WC and walk in glass shower enclosure with heated towel rail.

Single/Twin Rooms: These two rooms are mirror images of each other with a single bed (trundle bed beneath that can be put up to make a full size single bed with proper mattress) full length mirror, wall cupboards with hanging space, bedside table with lamp and window looking out over the water meadow.

Bathroom: Large family bathroom again tiled to ceiling height with marble, with large bath with shower over, WC, sink with bespoke backlit mirror above and window out to the water meadow.

Double Bedroom: King Size bed with bedside tables and lamps, wardrobes with full length mirror inside door, window over the water meadow and velux window with a unique view of the sails of the windmill.

Bed linen is provided and towels are provided

Under Floor Heating throughout

High Chair and travel cot are provided at the property.

Outside: Approached from a completely private road there is ample parking for several cars in a gravelled area to the rear of the property. There are extensive gardens all around the property with a lovely garden to the river frontage, a boardwalk down to the bend in the river and a path around the property passed the water meadow to the side and rear. There is a table and 8 chairs outside the kitchen door and a BBQ and a further table and 6 chairs at the end of the board walk. Neither the windmill nor boat house is open to guests during their stay.
