Only 2 miles from the busy port of King’s Lynn, lies Clenchwarton, a small village situated on the outskirts of the Fens. This quaint little cottage is perfect for honeymooners, couples, writers, or just to use as the perfect base for exploring the edge of Fenland and beyond. Lincolnshire is easily accessible with many places of interest as is the Norfolk coast. Bird Reserves at Welney, Titchwell, Snettisham, Frampton Marsh are all within easy driving distance as well as local Nature Reserves. Access to King’s Lynn is easy by train and then a local regular bus service/taxi to the cottage. Driving from the A47 /A17/A10 is easy from all directions. The local pub serves good meals, and there is a post office and local shop, all within easy walking distance.

The cottage has recently undergone a huge refurbishment plan to bring it to quality standards. The owners live in the adjoining property and have traced the brief history of their cottages back to being over 300 years old. Many of the original cottage features as you can see in photographs have been retained. It is thought that it was once part of the old ‘smithy’ in the village, and has undergone various extensions over the years. There are low beams and ceilings in all rooms and with the thick walls and ambient lighting, the cottage offers cosy, warm or cool accommodation at any time of year.

There is off road parking for one car in front of the property and the large feature/wildlife garden at the rear with a pond is available for tenants use, even though they have their own private patio and garden area outside the cottage.

Furnished to a high quality throughout in keeping with tradition, the cottage sleeps just two and comprises;

Entrance into cloaks lobby;

Lounge with gas fire (wood burning stove effect), window seat overlooking the front garden. Dining table and chairs.

Door through to fitted kitchen, electric oven, fridge. Shower room with WC and washbasin leads off from the kitchen.

Door to rear garden.

Staircase to double bedroom.

Fridge Freezer and Tumble Dryer are located in the shed next to the cottage.
